Innovation Business Park - Building 1 is a 148,720 SF speculative industrial building intended for light manufacturing or logistical use on approximately eight acres. An innovative, flexible plan will accommodate users in the 25,000 SF to 148,000 SF range.
This project is the result of an ongoing partnership with the City of Hutto and their pro-development leadership team who have committed to bringing new business to the area through an aggressive incentives package. The building is the first Titan Innovation Business Park project, part of a larger master plan for a new industrial hub near Austin.
Growth in e-commerce, corporate expansion of distribution spaces, and overall momentum in the nation’s supply chain have made the industrial market profitable.
The Austin economy continued its strong performance to close out the third quarter of 2017 with the fundamentals of population growth and job growth in Austin among the top in the nation. Lower lease price per square foot and access to Hutto’s significant workforce will be a competitive advantage for Hutto Building #1, as well as the project’s proximity to the SH-130 Tollway. These will be particularly appealing to price-sensitive tenants, as well as regional tenants looking for easy access to Houston, Dallas, and San Antonio.
