FUND STRATEGY
Titan Development Real Estate Fund I (TDREF I) is a private equity fund investing in real estate across the United States of America. We employ a merchant/build strategy to create value and grow our investors' equity. The fund prioritizes asset diversity in secondary/tertiary markets where competition is limited, and markets are under-served. We achieve reduced risk through a unique pre-development investment strategy and a project pipeline that creates a hybrid direct investment opportunity for our investors.

DIVERSIFIED ASSETS
Titan Development Real Estate Fund I has investments across five major asset classes: multi-family, industrial, senior living, self-storage, and opportunistic.
A RISK-MITIGATED OPTION FOR REAL ESTATE INVESTING
We help reduce our investors' exposure to risk.
How do we do it?
In traditional private equity vehicles, potential deals must go through several risky phases while burning through investor capital. The fund does not pay pre-development expenses needed to prepare a project for approval. The fund commits equity when a project has all required land entitlements and construction is imminent.

MARKET SELECTION
We invest primarily in secondary/tertiary markets where we have found the best possible value and achieved with significantly less competition.

HYBRID DIRECT INVESTMENT
With numerous projects already approved and under-way, TDREF I has the benefits of a direct investment and fund investing combined. Investors can review the individual projects, but the investment is distributed among asset classes and markets.
